Inventory increased 7.3 percent from June 2021 to July 2021 to 1.32 million active listings, but was down 12.0 percent from the 1.50 million listings available in July 2020

Typical property was on the market 17 days prior to an accepted purchase contract, down from 22 days in July 2020

80 percent of homes closed in July 2021 were on the market less than one month before going under contract

1st time homebuyers accounted for 30 percent of July closings, down from 34 percent one-year ago
Investors purchased 15 percent of all existing home sales in July 2021 unchanged from July 2020
Buyers paid all-cash (no mortgage loan involved) in almost one-in-four closings (23%) compared to 16 percent one-year ago

Distressed sales – foreclosures and short sales — made up less than 1 percent of July 2021 transactions unchanged versus July 2020
